Streamline Appraisals, LLC provides honest and ethical appraisals for Guilford County

Streamline Appraisals, LLC maintains the highest professional ethics

We think of what we do as a profession. The rigors of becoming a licensed appraiser have become more difficult than ever in the past. That's why it goes without question these days that real estate appraisal can definitely be considered a profession rather than a trade. As with any profession we must follow strict ethical considerations.

We have a lot of responsibilities as appraisers, but first and foremost we answer to our clients. Typically, for a normal residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has hired in order to maintain independence. Consequently, appraisers are typically limited to only disclosing information to their clients, so as a homeowner, if you want to obtain a copy of the appraisal document, you normally should obtain it via your lender.

Other responsibilities include numerical accuracy depending on the scope of the assignment, acquiring and sustaining a particular level of competency and education, and naturally, the appraiser must bear a professional demeanor. Maintaining high ethics is just normal course of business for us at Streamline Appraisals, LLC.

In some cases appraisers will have fiduciary responsibilities to third parties, such as homeowners, buyers and sellers, or others. Those third parties normally are defined in scope of the appraisal assignment itself. An appraiser's fiduciary duty is only to those third parties who the appraiser knows, based on the scope of work or other things in the framework of the order.

Streamline Appraisals, LLC has an established reputation for performing appraisals with the highest of ethics. To learn more, contact us.

Appraisers also have duties outside of boundaries of clients and others. For example, appraisers must backup their work files for at least five years - something else Streamline Appraisals, LLC diligently adheres to.

We meet or exceed the industry standards and rules set in place for professional behavior. We won't accept anything less from ourselves. Working on orders based on contingency fees is never an option. That is, we are not able to agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. There's a definite conflict of interest if an appraiser can report an unsubstantiated value with the reward of getting paid more money! We just don't do it.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") explicitly describes a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can be confident we are doing everything we can to objectively determine the home or property value.

With Streamline Appraisals, LLC, you can be assured of 100 percent ethical, professional service.
