Five Steps to Swifter Turn Times

The appraisal profession is evolving constantly. Each year, it seems, appraisers are asked to provide more information or have steps added to their process. All of this is to guarantee the end user is presented with the best information. In order to stay current with the constantly changing requirements, Streamline Appraisals, LLC is continuously acquiring new tools and improving processes in order to increase efficiency so we can do more work for our clients. Since Streamline Appraisals, LLC knows that time is important to everyone, we've listed some tips you can do to hasten the process when you order an appraisal from Streamline Appraisals, LLC:

  1. Are you ordering appraisals online? When you order online, you get automatic e-mail notifications that the order was received, and fast, secure .PDF format report delivery. Online ordering is the single biggest time saver available to both of us! No longer do we have to manually enter information from a fax, and nor will you wonder whether we got the request.

  2. Make sure that the subject property data is accurate and complete. Being just one number off on the street address can really add unnecessary time to an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name is great information to include with the assignment. We even welcome lists of recent sales in the area — though be advised that professional appraisers must always do their own due diligence on comparable sales, and ours may differ from yours.

  3. If you have any questions about your property or a job we're working on for you, feel free to call us at 336-882-0611

  4. Tell us up front of the property's distinct characteristics. Cookie-cutter homes are relatively easy to appraise. What takes time is analyzing how unique elements contribute to or detract from what otherwise would be a property's market value. Let us know up front when you order your report if there are unique features of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, and it's susceptible to flooding. These are things we'd find out on our own anyway, and knowing them as soon as possible will likely make your report arrive without delay.

  5. Does the homeowner know what to expect? Confirming an appointment with the homeowner can be one of the most tedious parts in the appraisal process. We understand that a homeowner may be apprehensive with an unknown person inspecting every corner of their home, taking pictures, and making numerous notes. Many commonly think they need to make the place spotless before the appraisal inspection, believing that will increase the value . So they delay the appointment until it is cleaned.

Hearing it directly from you -- a trusted party with whom they already have a business relationship -- a little bit about the appraisal process, who we are, and especially that dusting and polishing won't affect their home's value one bit, will help move the process along for everyone. Please feel free to point them to our website, where we have several pages of relevant information for homeowners as well as others describing the appraisal process. Have them call us if they want to meet our staff and learn more about our services. And tell them it's to their advantage to set the appointment promptly!

  6. Our website is a great resource for verifying the status of your report. Why are you still playing phone and fax tag when our website offers up-to-the-minute status updates available online, anytime, 24/7? As each important milestone in an assignment is completed, that information is available instantly to you online. It's never been faster and easier to keep track of the status of your report.
